What to do before we knock

Most of the damage is done before anybody arrives. These three buy you time.

Water off

Stopcock clockwise until it stops. Kitchen sink cupboard first, then downstairs cupboards, the cellar head, or a metal cover in the path outside. Won’t budge? Leave it and tell us on the phone.

Boiler off

If the water is coming from a rad or a heating pipe, shutting the boiler down stops it circulating hot water into the leak. Makes a bigger difference than most people expect.

Electrics clear

Water near sockets, downlights or the fuse board is the genuine danger. Kill that circuit if you can reach the board safely, and tell us so we know what we’re coming to.

Emergency questions

How fast can somebody actually get here?

Depends where you are and what we’re on when you ring. What we won’t do is tell you twenty minutes and turn up in three hours. You get a realistic time and a call if it slips.

Is it a real plumber answering at 3am?

Yes. Not a message service, not an overflow line in another county. Somebody who can tell you what to do while we’re travelling.

I can’t find the stopcock — what now?

Check the kitchen sink cupboard first, then any downstairs cupboard, the cellar head if the house has one, or a small metal cover in the path outside. If it won’t turn, don’t force it — ring and say so, because that changes how quickly we need to get to you.

Can I stop it myself in the meantime?

Often, yes. Many sinks, toilets and radiators have their own isolation valve on the pipe feeding them — a small screw slot you turn a quarter turn. If the leak is on one appliance, that alone may hold it until we arrive.

Does it cost more in the middle of the night?

You’ll be told the price before work starts, whatever time it is. Nobody gets handed a made-up number at four in the morning.
